HKN Groups works across the property development lifecycle in property markets across Pakistan. We source and acquire land, assess what a site can properly support, develop it, and build on it — for our own account, for clients, and alongside partners.

The work sits in four connected areas: land, development, construction and investment. Most of what we do involves more than one of them at once, which is the reason the company is organised this way rather than as a single-service business.

HKN Groups operates from Bahria Town, Lahore, and has real-estate, land, development and construction experience in Bahria Town, DHA and Al-Kabir Town. Lahore remains our busiest market, and the same approach travels to any market we are instructed in.

We are not a property agency. We do not run a listings portal, and we do not earn from putting buyers and sellers together. Our work begins where a site, a scheme or a building has to be assessed, planned, developed or delivered.

HKN Groups works across land, development and construction in property markets around Pakistan. We source and acquire land, assess what a site can properly support, develop it, and build on it — for landowners, investors, housing societies and developers, and for commercial clients building for their own use.

The company operates from Bahria Town, Lahore, and has real-estate, land, development and construction experience in Bahria Town, DHA and Al-Kabir Town. It is active in a widening set of communities in Lahore and in the capital region, and will consider instructions in any major Pakistani property market.

Most of what reaches us involves more than one of those capabilities at once. A landowner asking what their land is worth usually needs a development view before a price. A client asking for a construction quote usually needs the drawings and the approval position checked first. Handling land, development and construction together is what lets us answer the whole question rather than a part of it.

Development Philosophy

Land is the decision. Everything after it is execution.

Almost every outcome in a development is set at the point the land is chosen. Access, frontage, approach roads, the direction of growth, the approval position and what the surrounding density will support — these decide what a site can become long before a design is drawn.

That is why HKN Groups spends disproportionate effort at the front of a project. A well-selected parcel forgives a great deal. A poorly selected one cannot be rescued by good construction.

Our Approach

A great deal of what goes wrong in property here goes wrong before anything is built: a parcel bought without the revenue record checked, a plan drawn without the bylaws read, a rate quoted without a scope of works behind it.

Our approach is to put the assessment first and to write it down. What the land is, what the record says, what the approval position is, what a build would actually cost, and what could go wrong. Clients then make their own decision with the same information we have.

Pakistan is not one property market, and no single city is either. Corridors move at different speeds, approval positions vary between authorities and schemes, and the difference between two parcels a few kilometres apart can decide whether a project works at all.

So we take the country market by market rather than in the abstract. Before HKN Groups commits to a site we want to have stood on it, checked the record at the relevant office, and understood what the surrounding corridor has genuinely been transacting at. That discipline is what makes working in more than one market possible without guessing.

Our office is in Bahria Town, Lahore, and Lahore remains our busiest market — we have worked in Bahria Town, DHA and Al-Kabir Town, and we are active in Park View City, Etihad Town, Union Town, Lake City, Bahria Orchard and Dream Housing. In the capital region we are active in Park View City Islamabad. For the right instruction we will look at land, development and construction anywhere in the country.
